I spent over a decade as a planning officer for UK local authorities, assessing everything from single-storey extensions to major mixed-use schemes. I’ve sat on validation, made recommendations to committee, and seen what tips a marginal application either way.

Most refusals I dealt with were avoidable. Most successful objections rested on the same handful of material considerations. Hedgerow Planning exists to put that knowledge in the hands of the people who need it — without the cost of a large consultancy.

Do you guarantee approval?

No honest consultant can. What I can do is significantly improve your odds by spotting the issues a case officer will, and giving you a fair chance to fix them before submission.

How much does it cost?

Most pre-submission reviews and drafted objections are offered as fixed fees agreed in advance. The free initial call gives me enough to quote accurately for your case.

Which areas of the UK do you cover?

I work with clients across England and Wales remotely. Site-specific knowledge of local plans is always factored into the work.

Can you submit the application for me?

The Planning Portal account stays in your name, but I’ll walk you through validation, supporting documents, and what the council will look at first.

Is objecting really worth it?

If your concerns are framed as material planning considerations — not personal preference — yes. A well-drafted objection that engages with the local plan and NPPF carries genuine weight.
